The short answer is, yes. In most cases, we will deduct the amount owed from our offer price and pay the outstanding balance at closing. In some cases the back taxes exceed the value of the property - we're glad to evaluate this for you, provide our honest feedback and hopefully create a path forward.

We can close as quickly as 1-3 weeks, depending on the situation. Once you've accepted our offer, we get to work - carrying the load on all the required paperwork. You'll be contacted by the title company to verify key details and to set your closing preferences (whether you prefer funds wired or hard copy check).

Every property is unique, the short answer is, it depends! Part of our interest is finding the best use case for each property, it's actually fun for us. 2. If you prefer to be represented by legal counsel, we're glad to work through them if that is your preference. In fact, in most transactions, we use legal counsel ourselves but we prefer to keep communications on a personal level whenever possible to avoid confusion. Regardless, we will be transparent throughout the closing process with whoever is your preferred point of contact.

3. Using both legal counsel and title agencies helps ensure compliance with all state and federal real property law.
